Common Mistakes That Buyers Make

COMMON MISTAKES THAT BUYERS MAKE:

It can feel like watching a car accident in slow motion: Your clients are happily cruising along until — bam! — they make an error that either kills the deal or leaves them mired in regret. This feeling is even more sickening when you see the obstacle coming, but you did nothing to help save them from themselves. Of course, you can’t control every potentially lethal factor in the home-buying process, but you can share your wealth of expertise and experience to help them avoid common mistakes. Even if buyers don’t take your advice, you’ve done your part to set them up for success, and they likely won’t make the same mistake again. And if they do heed your warnings, they’ll be grateful they listened.

1. They Don’t Consider the Details.

You want your clients to toast the memory of you handing them the keys to their home, not rue the day they closed. To keep them from regretting the biggest purchase of their lives, you need to help them think through the details of what they want before you even start looking at properties. So, ask them questions like: Who do they picture living in the house in 10 years? How will they spend their time in and outside the home? How will everyone get to school and work? From there you’ll be able to help them determine their non-negotiable needs before they are seduced by a home that seems perfect to them now, but that they’ll regret in a few years.

2. They Ignore Important Information.

The nitty-gritty details of buying a home, like disclosures, inspections, and loan documents, pale in comparison to buyers’ excitement at having their offer accepted. Of course, it’s up to them to review all the important documents, but as an experience agent, you can anticipate potential oversights on the part of the buyer by flagging important items, setting appointments to review documents, and urging them to ask questions — even if they’re afraid of sounding silly. Make sure the buyers know what they’re getting themselves into before they finish signing the papers.

3. They Sabotage Their Financials.

Clients can be their own worst enemies when it comes to closing a deal. Keep them from sabotaging their chances by sharing all the ways you’ve seen buyers complicate financial matters for themselves. Mistakes include increasing credit card debt, buying a car, changing jobs, or paying bills late. No matter how long it takes for them to purchase a house, make sure they consult before they make major financial or career changes.

4. They Wait Too Long.

When it comes time to make a move, some buyers just can’t pull the trigger. Maybe they hesitate to make an offer, or they’re slow to get their documents to the broker, or they wait so long to review inspection reports that they freak out and consider pulling out of the deal. As an agent, you can help them avoid these buyer pitfalls by briefing them on common scenarios and the possible consequences of their actions. That way, when it’s time to act, they’ll feel that you have prepared them for each situation they face.

What 2013 Results mean for 2014 Real Estate Trends

2013 was a productive and transitioning year in Real Estate for the Orlando and Tampa markets. A strong institutional investor presence was predominant through the first three quarters and has started to pull back a bit as they begin to prep the 3,000+ properties they purchased for rental. 

I believe by the summer we will see a more level market in terms of owner occupant vs investor purchases of single family homes in the $100,000 - $225,000 price range. This is good news to those buyers who were essentially kept out of the market due to the above asking price cash offers that many of these investors were offering. Their target properties were/are: 3/2 single family homes, 1980 or younger, pitched roof, cinder block foundation, 2 car garage, pref no pool.

I also would not be surprised if we saws an larger than normal influx of new residents this summer due to the extremely harsh weather that most of the country experienced this past Winter. If this does occur, you will see an already limited real estate inventory become even more scarce. This is good news for sellers and for those buyers who wanted to wait until the summer to buy, you may want to think again.

Central Florida real estate is by no means out of the woods as it pertains to distressed properties and homeowners but signs are promising.

Congress, Act Now!!

Congress, get moving! Please don't stall the market now that is finally getting momentum. Not extending this relief will not only impact the market, it will impact the communities where underwater sellers have no option but to just "let the house go". No incentive to sell the property will cause a negative impact on the home owners, the properties and the communities.
