Short Sales are still a very large portion of today's Central Florida and Bay area inventories of available properties. What's the secret? Asking the right questions and gaining an understanding of the process BEFORE going under contract. It is critical that all parties be educated in the process, are communicated to on a regular basis and are vested in the process. Your agent should be properly educated, experienced and up to date on the latest short sale rules, regulations and trends. Whether listing or buying a Short Sale property, don't be afraid to ask your agent how many short sales have they successfully received approval on? Who does the negotiating with the selling lender? Who reviews the approval letter to insure that all parties interests are protected?

• Who is/are the lender(s) on the property? (each lender is different)
• Is there an HOA?
• Is there PMI on the property?
• Is there litigation on the property?
• Are there additional liens on the property?
• Does the property have a court sale date?
• Has the seller been served papers?
